An appraiser is an independently operated individual who estimates the worth of a property by using financial analysis, physical review, and market value comparisons.
Appraisers are certified/licensed by regulatory boards in which they practice.
They set the sale price of a property and base their opinion on the highest and best use of the property. Sometimes, they report to mortgage loans, and/or settle estates, divorces, and taxes.
